Building Process
Step 1

Lets get started
The first step in the process is to select the floor plan of your dream home, along with the options that suits your needs. Then you will choose your lot. Also at this time, we discuss your financing options, so that you can select the terms of the loan that work out best for you. While you work on getting your financing secured with our mortgage department, we work on the paperwork and getting the permits issued to begin building.
Step 2

Foundation
Concrete work requires precision! A well built foundation will last forever! We pay special attention during this step to insure that our foundations meet and exceed the requirements set forth by the UBC (Uniform Building Code).
 
Step 3

Framing
"Framing Is Art" Using only high quality lumber combined with top of the line craftsmanship, guarantees a structuraly sound frame.
Step 4

House Wrap
We make it a standard procedure in our construction process to use 1/2" insulation foam board (Geen Guard) wich offers an R-3 insulation rating, as a vapor barrier in place of the standard 15# felt paper (roof paper).
 
Step 5

Exterior Siding
Even though we encourage our buyers to upgrade to 100% brick, siding will still be used in certain areas such as eaves and overhangs. Any time siding is used, we use Hardi Plank.
Step 6

Brick
We have a variety of optionsfor product material, color and design of your brick. We have available clay brick and limestone brick. You will choose the colors you like and have the option to add a design pattern.
 
Step 7

Roofing
This step is always done promptly after the framing is completed, to limit the weather exposure to the framing members.We use a composition, 3-tab shingle available in several colors and grades.
Step 8

Rough-ins
Over the years, we have teamed up with some of the finest tradesmen in the industry. In this step, those are the crews that install the wiring, piping, and airducts prior to drywall.
 
Step 9

Insulation
In this stage, we install the insulation fiberglass batts in the walls and seal around all exterior windows and doors. The fiberglass insulation along with the foam board and the double pain windows, make our houses far more insulated than the required standards.
Step 10

Drywall
By the end of this phase, your home will begin to take its shape. The drywall (sheetrock) is professionaly hung, finished and textured.
 
Step 11

Cabinets
The cabinets are next. We have the cabinets installed that you personally selected out of 3 colors and 3 door panel designs. Custom made cultured marble tops are installed on all vanities, and the granite or formica kitchen tops, in the color you selected, will also be installed now.
Step 12

Doors, Trim,& Millwork
Our standard doors and trim package is comprable to out competitors upgrade package. We give our buyers their option of 3 different styles of raised panel doors. We also use an oversized, decorative, 4 1/2" baseboard. Shelving and closet rods are installed now. It is a standard feature in all of our home to have windowsills and aprons, unlike some home builders. Per upgrade options, crown moulding packages and fireplace mantels will be installed as well.
 
Step 13

Paint
Now your house is ready for a base coat of paint. Walls and ceilings are sprayed with a primer and latex base coat of paint. Doors, trim, and millwork will be sprayed with a primer and an enamel coat. Upgrade paint packages are available. Be sure to make any upgrade options prior to signing your contract.
Step 14

Fixtures
In this step all of the fixtures are installed. Our 13 seers heating and air conditioning package is oversized to heat and cool your home in an efficient and energy saving manner. Our standard lighting package, wich is considered as an upgrade with most builders, includes 52" ceiling fans in the family room, masterbedroom and gameroom. Chrome or polished brass vanity strips are used in the bathrooms. Additionally, every room will have a phone and cable jack, free of charge. Also in this stage we install the rest of the plumbing fixtures. Once again we go above and beyond the standards of the majority of new construction. We use elongated toilets in all bathrooms. A single lever, pullout spray nozzle faucet will be used in the kitchen, and single lever, no scald, tub and shower valves.
 
Step 15

Carpet and Flooring
Now that everything inside is done, the carpet that you selected is brought in and installed. We have a variety of colors available that are installed over a 6 # pad. There are also several colors available in the linoleum that is used in the kitchen and some dining areas. Upgrade flooring sucha s ceramic tile, laminate, and carpet are also available. Please be sure to make upgrade selections prior to signing your contract.
Step 16

Exterior
The last stage in the construction of your home is to beautify and finish the exterior. First the double driveway is poured. Then the sod is layed in the front yard, grass seed sprayed in the back yard, and the fence is erected. As a final touch, a vibrant flower be is made to compliment the home.
 
Step 17

QC and Walk-Throughs
To uphold the highest standards in our home construction, our quality control team comes in and inspects the home thoroughly. A punch out list is created of any items we may have missed the first time around. When the corrections on the list is completed, the painter comes back in and does a top coat of paint. Finally, you walk through your home and make sure you are happy with the results. At this point you sign an acceptance letter so we can procede to closing. At this point you should also order your utilities to be transfered on your closing date.
Step 18

CLOSING!
Congratulation! You did it! Now its time to move into your new home, designed and built just for you!
